A closer look at what matters

You've completed the BUILD-READY assessment, taking time to pause and think about where you are with the interior decisions that shape your build.

We'll walk you through the three foundational areas to focus on before construction. These are the areas that, in our experience, protect a build from delay, compromise and unnecessary cost.

It will help you understand which decisions matter most, and why getting the timing right is so important.

The BUILD-READY Essentials is a starting point, not a replacement for project-specific advice. Every build is different, but these principles apply to almost all of them.

Interior design
1. Spatial Readiness

Clarity on layout, flow and how the home works

Before anything is fixed on site, sense-check how the spaces will actually function.

Layout decisions are the ones I encourage people to spend time on first. They are the hardest and most expensive to change later. Once walls and doors are in place, flexibility to make changes reduces dramatically.

Arrival and first impressions

Where do you enter? Is there space to pause, store coats, drop bags? Does it feel calm or chaotic?

Consider internal views too. What's the first thing you see through the front door? First impressions aren't just for guests; they affect how you feel coming home every day.

Flow between key spaces

How do kitchen, dining and living areas connect? Will movement feel natural when multiple people are using these spaces?

Check routes don't cut through seating areas. A room that doubles as a corridor rarely feels restful.

Built-in storage

Ensure plans incorporate space for fitted joinery and required storage areas, including any extra stud work for alcoves and recesses.

Storage needs to be designed into the fabric of the house, not added as an afterthought.

Furniture placement

Understand how furniture will actually sit in each room and check it works. If rooms need televisions, make sure there is sufficient wall space.

A settled furniture plan is the foundation for lighting and heating plans.

Future flexibility

Could this layout still work in ten or fifteen years?

Consider changes in family needs, working patterns and accessibility, so rooms can adapt without the house needing to change.

Don't move onto design decisions until the layout truly feels right. Test your plans by talking them through, walking the space mentally, or exploring in 3D.

For one project, the clients wanted confidence they were making the right layout decisions, especially in their open-plan space. Using 3D design to explore layout and kitchen options meant they could see how the space would work before anything was fixed. All proposed changes were discussed with the architect and captured on drawings.

Case study — spatial readiness

There are different ways to test your layout. You could talk your plans through with someone who knows houses well, imagine yourself walking through each space at different times of day, or use 3D design software to see it from every angle. The important thing is not to move on until the layout feels right.

2. Decision Readiness

Clarity on key interior decisions that shape your build

Even with a good layout, builds can become stressful because decisions are made too late, or in isolation.

Many interior decisions are not decorative. They affect structure, services and cost. They are needed for trades to progress the build.

Resolve key areas first

Start with the kitchen and bathrooms. Work out configurations, and where appliances and fittings will go.

This will be needed for electrics and plumbing. Be clear on any extra stud work, especially for bathrooms.

Hidden elements

Think through items that may need to be hidden within stud work: recessed blinds, wall-mounted televisions, enclosed cisterns and recessed valves.

These all need planning before walls are built.

Electrical integrations

Use your furniture plans to consider socket positions, task lighting and architectural lighting.

Joinery may also need wiring if you want lighting within wall units.

Finishes in context

Consider early selections of materials needed for construction. Flooring type can impact screed levels, and window finishes need confirming well ahead of site.

These aren't just aesthetic choices; they're build decisions.

Automation and controls

Automated blinds, lighting scenes, underfloor heating, air conditioning? These need thinking about well before construction.

They impact the fabric of the build, and you'll need space in your plant room to house the equipment.

As you make decisions on interior elements, keep reflecting on whether they could change construction plans. If so, discuss them with your architectural design team.

In one renovation with six new bathrooms, sorting out preferences for sanitaryware and finishes early made a real difference. It meant valves could be concealed, stud work created for shower niches, and lighting incorporated under vanities. The base palette for the house was agreed, and flooring type confirmed early, which was important for getting screed levels right.

Case study — decision readiness

These are the kinds of decisions where it can be really helpful to bring in a designer. An experienced eye will spot the knock-on effects that aren't obvious, and help you work through the detail before it becomes expensive to change.

3. Site Readiness

Clarity and decisions documented for site

Site readiness is about being ready for site with specifications, plans and budget.

This matters because once first fix is underway, changes can slow the build down, be expensive and more stressful. If interior decisions are clearly communicated the team can price, plan and build without delays.

Drawings reflect decisions

Make sure any small tweaks to layout such as changing door swings or adding stud walls have been updated on the latest drawings.

It's important they are on paper, and not just in your head.

Services are coordinated

Ensure all services have been considered together. Bathrooms may need wiring for mirrored cabinets or lighting in shower niches.

Kitchen appliances need to be clearly shown on detailed plans so the electrician and plumber know exactly what's needed.

Lighting beyond 'spots'

Have layers of lighting on your plan. Most people default to downlights, but a good lighting plan covers task, ambient and feature lighting too.

Switch locations and circuits should be aligned to how rooms will actually be used and furnished.

Budgets match intent

Check that budget allowances for the kitchen, bathrooms, fitted joinery and lighting are realistic, so you're not forced into late compromises.

Also budget for all furnishings such as blinds, curtains, furniture and accessories.

Decision timing is understood

Speak to your contractor to discuss project timing, agree the overall schedule and when they will need key decisions from you.

Late decisions cause delays, and delays cost money.

Clear information provided to site early protects your budget, timeline and confidence. It also reduces stress.

For a full house remodel, bespoke joinery was a key element throughout the home. Getting everything ready for installation involved agreeing design, materials and integrated lighting, then producing detailed plans and specifications and coordinating with trades to ensure everything was understood before first fix.

Case study — site readiness

This is the stage where having clear documentation really pays off. Whether you're working with a designer or managing it yourself, the principle is the same: the more clearly your decisions are communicated to site, the smoother the build will be.

Bolthole Design Limited is the data controller for the personal information described in this policy.

2. What information we collect

a) When you use the BUILD-READY Assessment on bolthole.app

We collect your name, email address, your assessment answers and resulting scores, and any project information you choose to submit (such as your project postcode or notes about your project). We also record the time you spend on each question and your overall assessment duration.

b) When you create an account on bolthole.app

When you sign up, we create an account using your email address. We use a one-time verification code sent to your email to authenticate you. We store your name, email address, and assessment data so you can return to your results.

c) When you sign up to receive emails from us

If you consent to receive emails, your name, email address, assessment tier, and project postcode are shared with our email platform (Kit, formerly ConvertKit) so we can send you relevant content and updates. You can unsubscribe from these emails at any time using the link in any email.

d) When you book a consultation or contact us

We may collect your name, email address, messages you send us, and any details you include. If you become a client, we will also collect information needed to manage your project and meet our legal and accounting obligations.

e) When you browse our websites

We use only strictly necessary cookies to operate the platform (for example, to keep you signed in). We do not currently use analytics or marketing cookies on bolthole.app. If this changes, we will update this policy and ask for your consent before placing any non-essential cookies.

3. How we use your information

We use personal information to provide and improve our services, communicate with you, manage our business, and comply with our legal obligations. This includes delivering your assessment results, providing access to platform content, sending you emails where you have opted in, improving our tools and content, maintaining the security and performance of the platform, and legal administration.

UK GDPR requires us to have a lawful basis for processing personal data. Depending on the purpose, we rely on: your consent (for example, where you opt in to receive emails); the performance of a contract (for example, delivering your assessment results and platform access); legitimate interests (for example, running and improving our business); and legal obligation (for example, keeping accounting records).

We will not use your information for purposes that are incompatible with why it was collected. If we wish to use it in a materially different way, we will let you know.

4. Automated scoring

The BUILD-READY Assessment uses automated scoring to produce readiness categories across three areas: Spatial Readiness, Decision Readiness, and Site Readiness. This helps present your results clearly and provide relevant guidance. It is not intended to produce legal or other similarly significant effects. You can retake the assessment at any time.

5. Who we share your information with

We only share personal information with trusted service providers where necessary to operate our business and deliver our services. These currently include:

Supabase — secure database hosting and user authentication (EU-hosted)

Resend — sends verification emails on our behalf (EU-hosted)

Kit (formerly ConvertKit) — email delivery and subscriber management

Vercel — hosts the bolthole.app platform

Acuity Scheduling — appointment bookings

Stripe — payment processing (when applicable)

QuickBooks — accounting and financial administration

We do not sell your personal data. This list may change over time as our tools and providers evolve; we will update this policy accordingly.

6. Unsubscribing vs deleting your account

These are two different things:

Unsubscribing from emails means you will no longer receive marketing emails from us. You can do this at any time using the unsubscribe link in any email. Your platform account and assessment results remain accessible.

Deleting your account means we remove your personal data from our systems, including your assessment data, account details, and email subscriber record. To request account deletion, email [email protected] and we will action your request within 30 days.

7. International transfers

Some of our service providers may store or process data outside the UK (for example, in the USA). Where this happens, we rely on appropriate safeguards to protect your information, such as standard contractual clauses or equivalent protections recognised under UK law. Our primary database (Supabase) and email verification service (Resend) are hosted in the EU.

8. How long we keep your information

We keep personal information only for as long as necessary for the purpose for which it was collected, or as required by law. Assessment data and platform accounts are retained for up to 24 months from your last interaction with us, unless you become a client, in which case client project and accounting records are retained for up to six years. You can request deletion of your data at any time (see Section 6).

9. Your rights

Under UK data protection law, you have the right to access your personal data, request correction of inaccurate data, request deletion of your data (in certain circumstances), restrict or object to certain types of processing, receive your data in a portable format (in certain circumstances), and withdraw your consent at any time where consent is the basis for processing.

To exercise any of these rights, please email [email protected]. If you are unhappy with how we handle your information, you have the right to complain to the UK Information Commissioner's Office (ICO) at ico.org.uk.

10. Security

We take reasonable steps to protect your personal information. Your data is stored in a secure, hosted database with access controls and encryption. Authentication uses one-time verification codes rather than stored passwords, reducing the risk of credential theft. No online system is entirely risk-free, but we work to reduce that risk.

11. Changes to this policy

We may update this policy from time to time. The date at the top of this page shows when it was last revised. If we make significant changes, we will notify you by email where possible. Continued use of our platform or services after changes are posted constitutes acceptance of the updated policy.

Strictly necessary cookies only

bolthole.app currently uses only strictly necessary cookies, specifically a session token that keeps you signed in while you use the platform. This does not require your consent.

We do not currently use analytics, marketing, or tracking cookies. If we introduce optional cookies in future, we will update this policy and provide a cookie consent mechanism before placing them.

14. Managing cookies

You can manage or delete cookies through your browser settings. Blocking the session cookie will prevent you from staying signed in to the platform.

Part 3: Website Terms of Use

15. Acceptance of terms

By using bolthole.app or boltholedesign.co.uk, you agree to these terms. If you do not agree, please do not use the site. We may update these terms from time to time; continued use of the site after changes are posted means you accept the updated terms.

16. Use of this website

This platform is provided for information purposes and to enable you to access our services, including the BUILD-READY Assessment and related content. You agree not to misuse the platform, attempt to gain unauthorised access to any part of it, or use it in any way that is unlawful or harmful. We reserve the right to restrict or remove access at any time.

17. Intellectual property

All content on this platform — including text, images, 3D visuals, designs, the BUILD-READY Method, and all associated materials — is owned by or licensed to Bolthole Design Limited and is protected by copyright and other intellectual property rights. You may not copy, reproduce, or distribute any content without our prior written permission.

18. Accuracy of information

We take care to ensure the information on this platform is accurate and up to date, but we do not guarantee its completeness or accuracy. Content is provided for general guidance purposes and does not constitute professional design, legal, or financial advice. The BUILD-READY Assessment provides an indication of your project readiness based on the information you provide; it is not a substitute for project-specific professional advice. 19. Third-party links

Our platform may contain links to third-party websites. These are provided for your convenience only. We have no control over the content of those sites and accept no responsibility for them or for any loss or damage that may arise from your use of them.

20. Limitation of liability

To the fullest extent permitted by law, Bolthole Design Limited excludes liability for any loss or damage arising from your use of this platform or reliance on its content. Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot lawfully be excluded.

21. Governing law

These terms are governed by the laws of England and Wales. Any disputes arising from use of this platform will be subject to the exclusive jurisdiction of the courts of England and Wales.
